At this point I assume you are looking to choose a home inspector. Well ,you have come to the right place. My name is John Mace and I own and operate Harbor Home Inspections. My reports are complete the same day of the inspection and contain about 20 to 25 pages of narrative content as well as several photos with descriptive explanations. Many inspectors use checklists for short reports and others use extensively long reports which are time consuming to read and understand. My reports are for the common person to understand.
Home Inspection Definition :
A residential home inspection is a written report based on a visual assesment of the condition of areas and defects found on a home at the time of the inspection. An inspector is a generalist in several home related fields however many inspectors provide additional testing with an additional cost for many other issues including thermograpy , radon , radon mitigation ,asbestos, mold ,pests ,electrical . plumbing etc. It takes several years of education and training to be proficient in all of these fields. I look for all the above issues and so state them, however I reccomend having an expert in the field do the actual testing. You probably would not have a heart surgeon do a knee replacement !!
Price:
Most clients call a home inspection company and ask "how much does it cost" to do an inspection , but don't ask what they will get for a report and what the inspections consist of. My reports not only give the issues but also serve as a negotiation document. This could save thousands off the price of the house. I charge a mid-range fee and provide a superior narrative report including pictures and descriptive diagrams to the client. The standard pricing guide in this area is to use the square footage of the home to determine the price. You should have this figure available when calling for a quote.
